Your Buyer Representation Agreement (Required)

Recent national and local real estate regulations now require buyers to have a signed Buyer Representation Agreement before touring homes or receiving detailed property information.


This agreement does not obligate you to purchase a home. It establishes a professional relationship — one where you have a dedicated advocate, a clearly defined scope of representation, and full transparency around how we work together on your behalf.


Agreements can be structured by property, location, or time period, allowing your representation to align with how and when you want to search.

Buyer Agency Agreement Options

Exclusive Buyer Representation
This is the most common form of buyer representation and is designed to support a thoughtful, ongoing home search. It allows us to work closely together over a defined period of time, with the understanding that either party may cancel the agreement at any time. It applies only to properties we explore together.

Unrepresented Buyer
Choosing to view a property without a buyer’s agent means you are considered an unrepresented buyer. In this scenario, no guidance can be provided on pricing, value, negotiation, or condition. Massachusetts is a non-disclosure state, which makes skilled buyer representation especially important.

Short-Term Buyer Representation (“The Dating Form”)
This option allows us to represent you for a specific property and defined period of time. It’s often used when you’d like to explore working together before committing to a longer-term agreement.

Does having a buyer’s agent cost me money?

In most Berkshire transactions, home sellers continue to offer buyer agency compensation as part of the sale. If we encounter a listing that does not include buyer agency compensation, we raise it immediately and walk through the options together — clearly and well before any decisions are required.
